BCH Chicago Construction replaces complete mechanical systems inside occupied hospitals, schools and industrial facilities — under permit, on a written phasing plan, without shutting a single department down. We also take select general contracting, and residential heating and cooling for Chicago homeowners.
01 — The equipment
An air handling unit is five jobs stacked in one casing. Scroll to pull it apart: return air in, filtered, conditioned, driven, and back out to the floor. This is the box we rig into mechanical rooms that were built before it existed.
Section 01
Air comes back from the floor carrying everything the building did that day. On a hospital job it is already under a pressure regime we are contractually required to hold.
Section 02
Multi-stage filtration — MERV pre-filters ahead of final banks, HEPA where the space requires it. Sized so the fan can still hit design airflow when the media loads.
Section 03
Chilled and heating water crossing the air stream. We set the coil, run the hydronic piping, and build the temporary loop that keeps a wing conditioned while the plant is open.
Section 04
The part that has to be balanced, not just installed. Variable speed, driven off a sequence that has to match the system already in the building — not the one in the catalog.
Section 05
Out through ductwork we fabricate, seal and leakage-test ourselves. Then balanced, functionally tested, and retested on anything that did not hold the first time.
02 — Air distribution
Airflow is designed from the room outward. Each room’s CFM sets its diffuser, the diffusers set the branch, the branches set the trunk, the trunk sets the static pressure the blower has to overcome — and only then can you honestly size the unit. Break one link and the top floor never gets cold. Change a scenario and watch where the air goes.

03 — Infection control
A mistake in a hospital is a Joint Commission citation, not a punch list item. Every phase we run is written against an approved infection control risk assessment before anything is opened.
Hard barriers go up first. Negative pressure is established and monitored daily, exhaust is HEPA-filtered, debris leaves on a controlled route at a controlled hour, and the permit is signed off with infection prevention each day it is open. Departments come back one at a time — airflow, filtration, pressure relationship and alarm verified on each before the next one comes down.

04 — Scope of work
Sheet metal, hydronic and refrigerant piping, equipment setting and controls are self-performed by our own crews — not chased across three vendors on a schedule none of them own. That matters most on a cutover weekend.

05 — Sequence
Every project runs the same way, in the same order, with the same paperwork behind each step. Hover any stage to hold it.
Scope review, budget, equipment selection and lead times. Long-lead items are identified while there is still time to do something about them.
Shop drawings, submittals, BIM clash resolution, and written sign-off from the engineer and the other trades before fabrication starts.
The written plan for how the building keeps running: sequence, temporary systems, containment, shutdown windows and notification lead times.
Permitted work with daily field reports, inspection coordination, and a superintendent on site who answers the phone the first time it rings.
Balancing, functional testing, verification of pressure relationships and control sequences, and correction of anything that fails retest.
As-builts, O&M manuals, warranty registration, owner training, and a service plan for the equipment we just installed.

Where the volume actually comes from.
Complete air handler and duct replacement across four floors of an occupied acute care facility, phased over fourteen months with no unplanned department shutdowns.
Type I hoods, make-up air and rooftop units across fourteen locations on a rolling schedule. Each store closed Sunday night and served lunch Tuesday — grease duct welded, fire suppression tied in, exhaust balanced and signed off before the doors reopened.
Full mechanical replacement across three buildings inside an eleven-week summer window. Unit ventilators, boilers and controls, balanced and signed off before staff came back in August.
Vertical stack heat pumps in 240 occupied units, corridor make-up air, and garage ventilation with CO monitoring. Phased one riser at a time so no resident was without heat for more than a single day.
Four air handlers serving a live concourse, replaced on night shifts inside the window between last arrival and first departure. SIDA-badged crews, prevailing wage and certified payroll, and not one gate taken out of service.
Two 300-ton chillers, primary and secondary pumps, and a VAV upgrade in a twelve-story headquarters. Temporary chillers on the street held the trading floor and data room at temperature through the entire changeover.
07 — The builder

Battulga Chultemsuren started BCH Chicago Construction in 2017 to do that work his own way: take the job seriously, finish what you start, hand back a building that works. He is on every project the company takes. If something is wrong on your job you call him directly, and the person who quoted the work is the person who runs it.
That breadth is why a mechanical scope rarely surprises us. Before specializing in HVAC he built whole buildings, foundation to finish. When a crew opens a wall in a fifty-year-old hospital, we already have a fair idea of what is behind it.
